Atlantic hurricane season runs from June 1 to November 30, nearly the same months most snowbirds are gone. If you can't get back fast before a storm, your plan has to be in place before you leave in the spring.
Before you leave in spring
- Hire someone who will respond to storms. Ask your home watch or property manager in writing: will you put up shutters, how much notice do you need, what does it cost, and will you inspect after the storm and send photos?
- Know your zones. Look up your evacuation zone and flood zone on your county's emergency management site (Lee, Collier or Charlotte).
- Document everything. Take dated photos and video of the roof, exterior, every room and your valuables. Keep copies of your policies in the cloud.
- Get things off the floor. If you're in a flood-prone area, move valuables, papers and electronics up high.
- Leave a storm kit in the house for whoever responds: a flashlight, tarps, plastic sheeting, contractor bags and your vendor list.
When a storm is forecast
- Shutter crews get booked up fast. Call as soon as the cone includes SWFL, not when warnings go up.
- Confirm that outdoor furniture has been brought in and the pool has been handled the way your pool company recommends. Many recommend leaving the water level normal rather than draining it.
- Confirm who has keys and gate codes, and what happens if the power goes out.
After the storm
- Ask for a post-storm inspection with time-stamped photos of the roof, ceilings, windows, lanai screen and any water intrusion.
- Prevent further damage right away. Have the roof tarped and water extracted and dried out. Mold can start within 24–48 hours in Florida humidity. Most policies expect you to take reasonable steps to limit damage.
- Report claims quickly, using your photo records. Be wary of unlicensed contractors going door to door. Verify licenses with Florida's DBPR.
